The deposit is only part of what you need on the day. This adds NSW transfer duty — with the first home buyer scheme applied where it fits — plus registration, conveyancing and inspection costs, and shows the loan and LVR that result.
What the calculator is doing
- Transfer duty — still called stamp duty by most people — is calculated on the published Revenue NSW general schedule: a base amount for the band the price falls in, plus a rate on every dollar above the band's threshold. The thresholds are indexed each 1 July, which is why the page names the schedule year and asks you to confirm the current figure.
- For a first home buyer, the First Home Buyers Assistance Scheme removes duty entirely up to an exemption cap and phases it back in up to a higher cap, with separate caps for vacant land. The calculator applies that when you select first home buyer, and tells you when the price is above the cap.
- The loan amount is simply price less deposit, and the LVR is that loan as a share of price. Above 80% most lenders require Lenders Mortgage Insurance. Because LMI premiums vary so much between lenders and loan sizes, the calculator flags it rather than guessing a number.

Common Questions
Is stamp duty the same as transfer duty?
Yes. Revenue NSW calls it transfer duty; most people still say stamp duty. It is paid by the buyer and is usually the largest cost after the deposit itself.
Can stamp duty be added to the loan?
Not directly — duty is paid at settlement from your own funds. In practice people sometimes borrow a little more against the property to cover it, which raises the LVR and may bring LMI into play.
What about buying in another state?
This calculator uses the NSW schedule only. Every state and territory has its own duty rates and its own first home buyer concessions, and they differ materially. We can run the figures for another state with you directly.
Does this include Lenders Mortgage Insurance?
No, deliberately. LMI depends on the lender, the loan size and the LVR, and quotes for the same loan can differ by thousands. The calculator flags when it is likely to apply so you know to ask.
