What does a mortgage broker cost?
For most residential home loans there is no cost to you. Brokers are generally paid a commission by the lender once a loan settles, and we disclose that to you in writing before you proceed. Some commercial or specialised lending carries a fee, which we would always agree with you in advance rather than at the end.
How many lenders do you compare?
More than 60, including the major banks, second-tier lenders and specialist funders. That range matters because lenders differ on more than price — particularly in how they assess self-employed income, bonuses, contract work and existing investment debt.
Do I have to be on the North Shore to work with you?
No. We are based in Forestville and most of our clients are across the North Shore and Northern Beaches, but we work with people throughout Sydney and elsewhere in Australia. Most of the process happens by phone, email and video anyway.
Will applying affect my credit score?
A loan application involves a credit enquiry, which is normal and expected. What causes damage is several applications lodged across different lenders in a short period. We assess your position first so that one prepared application goes to the lender most likely to approve it.
How long does it take to get a loan approved?
It varies with the lender, how complex your income is and how quickly a valuation comes back. A straightforward salaried application generally moves faster than a self-employed one with several entities. We give you a realistic estimate at the start rather than an optimistic one.
Can you help if I am self-employed or my income is complicated?
Yes, and it is a common reason people come to us. Lenders vary considerably in how they treat business income, retained profits, bonuses and contract work. Which lender you approach often matters more than any other factor when your income is not a simple salary.
